This mixed use project enjoys a strategic location, corner of Cairo-Suez Road and a newly constructed al-Amal Road leading to the new administrative capital. The development aims to create a well-integrated and harmonious urban environment offering diverse types of residential units, up to 36,000, with a vast spectrum of retail, education, medical, sports, entertainment and religious facilities.
Sites International was targeted to work on several zones of the project. The task for the development at large is to design a modified land use master plan to preserve the 30% foot print after losing land for the construction of new public roads. The plan capitalized on the newly created road intersections and developed prime commercial areas along the two axis, al-Amal and Cairo-Suez Roads. For the Sales Center the charge is to prepare concept architectural design for an iconic landmark building to generate traffic and increase sale potentials.
The residential area called for landscape master planning, from concept to detail, obtaining the ministerial decree from the New Urban Community Authority (NUCA), and coordinating all other disciplines for the assigned parcels that represent 25% of the total residential area to date. The design challenge was how to incorporate an innovative dwelling design, the “S” villa buildings. Each villa building holds two vertical units each with its own private street entrance. The first villa entrance is set at zero level while the second unit’s private entrance is set at 5 meters elevation but at the rear street, economy in space with privacy and exclusivity.
The community’s landscape design is exemplar in accommodating the architectural distinctiveness while merging contemporary style with regional identity. At the heart of each parcel is a generously scaled urban park with a different theme or feel assigned to each one. The crisp and clean design incorporates local and indigenous materials to provide green open spaces for residents and visitors alike. The central axis integrates various elements of hardscape, softscape and water features, whereas the green axis weaves through the neighborhoods to blend together the different spaces and providing a softened backdrop for various event spaces. The project is a fulfillment of luxury and a well designed visual synchronization.
